BSI publishes revised BS 8214 Fire Door standard

The British Standards Institution has released a fully updated version of the fire door code of practice, BS 8214:2026, replacing the previous edition and significantly expanding how fire doors should be considered in modern building safety. The new standard is wider in scope than before and now applies to fire-resisting doors made from all materials, not just timber. It also sets out clear expectations that fire doors must be treated as complete systems made up of the door leaf, frame, hardware, seals and installation quality.

At Ember Fire Consultants Ltd we welcome the clarity this revised standard brings. The performance of a fire door in service is only as strong as each element working together. Excellent quality doors alone will not be effective unless they are specified correctly, installed precisely and maintained consistently throughout their life.

The updated BS 8214 reflects the reality of fire-door projects we deliver across the UK. Through our end-to-end passive fire protection and project management service we help building owners, facilities managers and main contractors interpret complex regulations and turn them into compliant, robust fire safety solutions.

Our services include:

  1. Passive fire surveys and technical specifications that identify non-compliant doors and compartmentation issues and establish the correct remedial approach.
  2. Certified fire door installations. We supply and install FD30 and FD60 fire doors complete with certified frames, seals and ironmongery. All installations are carried out to the latest regulatory standards and are suitable for residential, commercial, healthcare, education and industrial buildings.
  3. Fire door remedial works to correct non-compliance and extend existing door life. Our experts adjust or replace hinges, closers and seals, repair damaged frames and leaves, upgrade glazing and vision panels, and ensure all gaps and seals meet current safety expectations.
  4. Fire stopping and compartmentation work to seal service penetrations, joints and hidden voids. A fire that spreads rapidly through unprotected gaps threatens lives and property. Our installations use intumescent coatings, collars, wraps and tested materials to restore and maintain compartmentation integrity.
  5. Cavity barrier installation and maintenance. Hidden cavities around walls, ceilings and roof voids are a common pathway for fire and smoke. Our solutions prevent this with horizontal and vertical barriers that integrate with your building’s overall fire strategy.

Over the last year our team has been working on complex passive fire projects in historic properties in Harrogate, Leeds, Sheffield and mixed-use developments in London. These have included extensive fire door remedials, cavity barrier installation and fire stopping to strengthen passive fire protection throughout the building fabric while ensuring minimal disruption to residents and occupiers.

As a specialist fire consultancy and installation partner, we guide clients from initial survey and specification through project delivery and final certification. The updated BS 8214 underscores the need for professional, evidence-based fire door and compartmentation management. Ensuring compliance with this new standard will be vital for regulators, insurers and duty holders who are legally responsible for fire safety.

If you are reviewing fire door systems or passive fire protection on your buildings, we can help you understand how the revised standard affects you and put in place compliant solutions that protect people, property and peace of mind.
